The increase in the price of 2-room apartments for the period September 2024-September 2025 is at a double-digit rate in Sofia, Varna and Burgas. Only in Plovdiv, it is within 5%, according to data from the largest real estate site imot.bg. Here is the picture by city.
Sofia
Smooth and stable growth in the price of 2-room apartments in the capital. On average, the offer prices have increased by 26% for the period under review. If in September last year the average asking price for two-room apartments was 1905 EUR/sq m, at the moment it is already a little over 2400 EUR/sq m. The psychological threshold of 2000 EUR/sq m was overcome at the end of November 2024.
Varna
A significant increase in the price of 2-room apartments from all major cities is also observed in the Sea Capital. Over the past 12 months, the increase in price is within 21%. If last September the average asking price was 1550 EUR/sq m, then at the moment it is already chasing 1900 EUR/sq m. The reason lies mainly in the limited supply.
Burgas
After a long time the second largest seaside city was among the cheapest of the capital and the four largest Bulgarian cities with an average asking price of 2-room apartments of 1000 EUR, during the current year the value per square meter remained stable above 1000 EUR, reaching 1240 EUR/sq m. in September. The increase in price compared to last September is 14%. The reason is the improving infrastructure and the availability of new construction.
Plovdiv
The prices of 2-room apartments in Plovdiv have increased by nearly 5% over the past 12 months. The growth is insignificant, considering the rapid housing construction in recent years in the city. The psychological limit of 1300 EUR/sq m was overcome in April this year. Until then, the average offer price was around 1290 EUR. At the moment, it is already 1350 EUR/sq.m.
