With the rise in housing prices, the Bulgarian, as one of the nations with a high percentage of home ownership, is becoming richer. For the first time in 2025, the total wealth of assets owned by Bulgarians will exceed 1 trillion leva., according to the latest Eurostat data. Of this wealth, 70% is in the form of real estate, or converted into money, this is 700 billion leva..

However, analysts see “holes“ in the property market, which logically leads to the question of whether today's property prices are justified. In the last week alone, we have witnessed a problematic block in the “Hadji Dimitar“ quarter. There, the asking prices for 2-room apartments have increased by nearly 25% in the last 12 months, according to data from the largest real estate website imot.bg. The average price is currently 2450 EUR. According to analysts, „against this price there must be certain guarantees of quality“.

The other case is with the address of the „Druzhba“ quarter, where at the beginning of the winter season, there will be no heating in stages. There, for the last 12 months, the prices of 2-room apartments have also increased by just over 25%. The average price to date is 2350 EUR.

Housing prices have been growing at a steady pace in recent years. This undoubtedly leads to an increase in the wealth of Bulgarians, and a solid one considering that 85% of Bulgarians live in their own homes. But on the other hand, in return for the sums in question, future owners want not only premises, but also a guarantee of higher quality, such as that their block is protected from structural violations while new metro stations are being built nearby, and that they will have central heating on Christmas and New Year's.
