New technologies and process robotization are completely changing the market for certain types of properties

Warehouses, logistics and industrial premises will look completely different as a result of the introduction of artificial intelligence

New technologies are advancing at a very fast pace and in reality, business can hardly catch up. We can safely say that even in the process of building a given warehouse or logistics base, the technological infrastructure at the time of the launch of the facility is already, to put it mildly, slightly outdated. The solution is to design the technological cycle in such a way that it can be modified quickly. This opinion was shared by the participants in the Fifth International Conference on Industrial Properties – BGSKLAD 2025, whose media partner was the largest real estate site in Bulgaria - imot.bg.

The conservatism of entrepreneurs, at least in our country, regarding warehouse automation, significantly slows down their implementation and hence the optimization and acceleration of the entire logistics process. “The reasons are a lack of trust in such solutions. We have no experience, we are waiting for someone else to do it so we can go and see. There are already good implementations, but they are few compared to the needs“, says Vladi Velikov, Founder of Improvinn. He also shares another problem - the activities of warehouses are not well understood, as they are increasingly turning into factories. “We are no longer talking about classic warehouses. We now have production operations - be it packaging, assembly, sorting, consolidation of orders, relocation. At some point, we start to add too many unknowns and the work of companies becomes more and more complicated. If until recently pallets came in and we only took them out and distributed them, today we have small productions inside warehouses and companies are really suffocating. When we do an optimization project, it's like doing a factory analysis“, adds Velikov.

A paradox arises - on the one hand, there is a lack of labor, and on the other, there are quite serious robotic systems based on artificial intelligence, but in Bulgaria the latter are still missing. “The most common software today is Ecxel“, says Gancho Ganev, Manager, Business Action Coaching. Against the background of all new technologies, this is, to put it mildly, “frivolous“. The main thing that should be emphasized is the so-called “key performance indicators“. “This is something we constantly talk about, but we constantly fail to follow it“, adds Ganev.

Artificial intelligence can be used in different directions – routing, where through appropriate algorithms the most optimal route can be determined and thus a dynamic environment can be created.
