Townhouses fell in price by 6.2% in one of the megacities

Townhouses in the cities of the Moscow Region fell in price by 6.2% for the year - to an average of 226,000 EUR. Prices fell to the level of 2023, townhouses are falling faster than country houses, analysts from the federal portal “The World of Apartments“ reported.

“On average, townhouses fell in price by 6.2% for the year. “On average, a townhouse costs 226,000 EUR in all cities“, the materials say.

According to analysts, since August last year, out of 34 cities in the Moscow region where townhouses are sold, such real estate has become cheaper in 21 cities and has become more expensive in 13 cities.

The largest price decrease was recorded in Kolomna (-57.2%). The most active growth was noted in Dedovsk, where townhouses increased in price by 80.6% over the year.

"Average prices for townhouses in the Moscow Region have returned to the level of 2023", said Pavel Lutsenko, general director of the federal portal “The World of Apartments“. “In terms of price dynamics, they lost both to houses, which fell in price by only 1% over the year, and even more to apartments, where the average plot, on the contrary, rose in price by 3.8%. There is still a demand for townhouses, they have their own audience, but interest in them cannot be compared with the boom that this market experienced 20-25 years ago, when the format first appeared in Russia. Currently, new projects in this segment are almost not entering the market; “The supply is concentrated mainly on the secondary market“, the agency's source explained.

It is specified that the largest supply of housing of this type in the Moscow region is in Istra (304 properties), Domodedovo (170) and Podolsk (85). Overall, the supply volume decreased by 3% during the year.

A townhouse (from the English townhouse - town house) is a low-rise residential building with several multi-storey apartments, usually with isolated entrances (without a common entrance).
