After several years of dynamic price growth, a shortage of supply and strong interest from buyers, the housing market in Sofia is entering a new stage of its development.

Bulgaria's entry into the eurozone in about a month affected the market throughout 2025. The year was marked by euphoria, which led to accelerated demand and rapid purchase of available properties in the first half of the year. This, in turn, accelerated price growth and subsequently led to a cooling of the market in the second half of the year.

„The first months of 2025 were marked by high activity – deals were concluded quickly, buyers were looking for properties in all segments, and the fear of “not missing the moment“ led to a surge in property demand practically throughout the country”, commented Polina Stoykova, CEO of BULGARIAN PROPERTIES.

"After the official decision on July 8, 2025, the dynamics changed. The market calmed down, activity decreased, and buyers and sellers took a wait-and-see attitude. The expectations were that the euphoria would persist until the end of the year, but in practice the behavior of market participants became more cautious”, she added.

"Buyers are worried about making decisions before the euro, and sellers also prefer not to rush - many of them are entering the market with high prices, but without an urgent need to sell before the introduction of the euro. This creates a sense of temporary slowdown that will determine the market until the end of the year."

New construction remains the most preferred, but during the year the shortage of supply and high prices shifted some of the demand to alternative properties and locations. Modern complexes in the cities around Sofia are becoming increasingly popular - places that offer amenities, a good urban environment and easy access to the capital, but at lower prices.
