In Bucharest and the surrounding area, this percentage is even higher – 8.5%, with just over 55,000 transactions.
The increase in VAT on the purchase of a first home, which came into effect on August 1, 2025, also further distorted the market, namely a sharp jump in purchases and sales in July and August, and the traditionally strong December reported a 24% drop on an annual basis.
Against the backdrop of these data, the logical question arises as to why players without experience in the sector decide to enter this market at a time when it is cooling down? According to analysts, one of the reasons may lie in a desire for diversification. Today, income from music and sports is highly dependent on market conditions. An investment in a residential project provides an opportunity to transform the accumulated capital into an asset with a longer-term horizon.
