How housing prices have changed in the largest Bulgarian cities

Burgas remains with the lowest apartment prices

Sofia and Burgas remain the two cities with the slowest price increase for 2-room apartments. The growth is 7% and 9%, respectively, according to data from the largest real estate website in our country imot.bg. In Plovdiv, the increase is stronger – 12 and is primarily due to the intensive construction that the city has witnessed in recent years. Varna remains with the strongest price increase for 2-room apartments – 15% for the period April 2024-April 2025.

Sofia

The average asking price has increased from 1418 EUR/sq m in April last year to 1520 EUR/sq m. Properties on the secondary market quickly manage to find owners, and some do not even reach the sales sites, brokers comment. New construction continues to keep the market active in neighborhoods away from the city center.

Burgas

This is the only one of the largest Bulgarian cities where the average price per square meter of residential area for the considered type of property remains below 1000 EUR. In April 2024 the average asking price was just over 900 EUR, and today it is 990 EUR/sq m.

Varna

The seaside capital attracts a lot of foreign buyers on the one hand, and on the other hand, new construction is quite limited. These two factors create a large gap between demand and supply, with demand far exceeding supply and leading to a 15% increase in the price of 2-bedroom apartments over the past 12 months – from 1269 EUR/sq m to 1478 EUR/sq m.

Plovdiv

In the second largest city, intensive construction of residential buildings continues and this has led to a 12% increase in the average price of 2-room apartments. The increase is from 1017 EUR/sq m to 1147 EUR/sq m. This is the city in which the purchase of a home for investment purposes is most pronounced. Some brokers who also deal with condominium management say that in some new buildings over 60% of the apartments are empty – neither for rent nor for sale. The owners bought them and keep them empty.
