In the first half of 2025, the market for flexible offices and coworking spaces in Sofia continues its upward trend, according to one of the latest Colliers reports. Stable demand - driven mainly by large companies that are switching to a hybrid working model - stimulates the development of the sector, analysts from the consulting company Colliers comment.
The outskirts of Sofia still dominate the supply, with 66% of the total volume of flexible office space and 49% of all active operators concentrated there. However, the Wide Center area is gaining ground, thanks to the growing demand for high-quality workspaces in the city center.
There is a shift from small, fragmented coworking units to larger, professionally managed spaces that better meet the changing expectations of corporate tenants. These users are increasingly viewing flexible offices as a strategic component of their long-term workplace portfolio. “The flexible office market in Sofia is entering a new stage of maturity – marked by professionalization, demand for higher quality and strategic planning by tenants. “Flexible spaces are increasingly seen not as a temporary solution but as a sustainable part of companies’ long-term office strategy,” says Denitsa Doneva, Office Space Manager at Colliers.
One of the most significant developments is the shift from older administrative buildings to modern office projects, which at the time of the Colliers report were located 50% of all flexible spaces. Quality, functionality and image are becoming key decision-making factors for both operators and tenants.
Premium flexible spaces now account for 45% of the total supply, making them the fastest growing category. They offer fully equipped private offices, meeting rooms and special amenities tailored to the requirements of corporate tenants.
Local operators remain dominant in the market both in terms of area and number. Some landlords are already entering the segment directly, launching their own flexible space concepts in order to extract additional value from their assets.
Despite the smaller number of new entrants on the supply side of the market, active expansion continues, with over 3,200 sq m of space under construction.

As of May 2025, covering operators managing 65% of flexible space in Sofia, corporate and IT companies are the drivers of demand in the sub-segment. These clients prioritize adaptability, modern infrastructure and central location to support hybrid teams and attract talent.
Looking ahead, the market is expected to see further consolidation, competitive differentiation and an increasing focus on ESG and sustainability. Operators that invest in energy efficiency and green certificates will be better positioned to meet tenant requirements.
