In April, you launched the second phase of the construction of the "Bankya Hill Residence" complex. How does it differ from the first and what made you change the design of some of the houses?
Our team has been conducting an active sales campaign for nearly two years, during which we met with over 400 potential buyers. We are also reporting a huge interest in our website with over 850,000 unique visits to date.

Our meetings with clients are always special and we strive to individualize the product according to their needs and capabilities – from the parameters of their property to the financial terms of the transactions. An example of this is the possibility of changes in the internal distribution of the houses, which distinguishes us in the market and is highly appreciated by buyers. This experience allowed us to sense the real trends in market demand and adapt the offered product to the desires and preferences of the targeted clients, taking into account their real possibilities.
The analysis of the clients' needs from the first stage led to the logical decision to change some of the properties in the rest of the complex, through which we diversify the offered homes and make them even more accessible to a wider range of buyers. In this way, we created smaller one-story and two-story row houses, each of which has a yard and two private parking spaces. They are significantly more affordable in terms of price and terms of use, while offering all the other amenities of the complex.
What are the main advantages of the second phase homes and what type of buyers are you targeting with them?
The second phase of the complex is aimed at a younger audience - usually young families with children, who are often planning their first property purchase. Our observations are that these customers are looking for smaller houses and appreciate the presence of a yard space for spending time outdoors with children, guests and pets. Thus, the idea of transforming some of the houses into terraced houses with different areas, each of which would offer independence and a connection with nature, was naturally born.
The size of the homes is from 78 to 140 sq m, i.e. these are significantly smaller properties, and accordingly more affordable in terms of price and maintenance for young families. In practice, they can acquire their dream home in the middle of nature in a smaller version of classic houses, which also has its own yard and parking spaces.

At the same time, they also use all the other amenities in the complex - playgrounds, sports center and shared workspace, commercial and green areas, video surveillance and security, and more.
The smaller size of the homes also implies lower maintenance costs, so the purchase of such homes is more profitable not only at the stage of acquiring the property, but also during its use.
Last but not least, if customers wish, we also offer interior finishing works according to their project, for to make it as easy as possible for them until they move into their new home.
What are the terms of purchase – do you offer different payment or financing schemes?
People usually associate the purchase of a suburban house with a large investment. However, our goal in the second stage is to show that owning such a property is a completely achievable goal for most young working people. The planning of the properties was fully consistent with the terms of mortgage financing used by almost all clients. The prices of the properties offered in the second stage start at 140,000 euros, which makes the terms of loan financing completely achievable for a wider range of young families with average incomes for the country.
I emphasize again that our offer prices include two parking spaces and a private yard for each property. The layouts of the properties allow for the separation of one, two and even three bedrooms, which is particularly important for the quality of life of young families with children. Our clients carefully monitor the market and compare prices with the usual prices in the capital, where the apartment and parking spaces are usually sold separately. Thus, the complex price we offer becomes extremely advantageous and competitive, reaching up to 1,100 euros per square meter for the living area itself. These prices also allow for better conditions for mortgage loans, for which we successfully partner with several banks. In practice, after ensuring the mandatory co-financing, the monthly mortgage payment starts at 430 euros, which is completely achievable for the average family budget.
What amenities will residents of the buildings of the second stage have at their disposal – Are there common green areas, playgrounds, security?

The maintenance fees for these properties are also lower, as they are calculated based on the built-up area. Last but not least, a large number of clients prefer to purchase smaller properties due to their higher liquidity and the ability to be quickly sold on the market, if necessary. This is especially important given the fact that properties in well-maintained gated complexes usually retain or increase their value faster than detached houses.
