A new generation business building has become the home of a leading Bulgarian bank

Probably the most impressive innovative project that can be found in the modern office potential of the city of Sofia is the business building “Sofia Tech One” f. The building is a multifunctional administrative center for business services with a total leasable area of approximately 30,000 sq.m., spread over 11 floors, each with a size of approximately 2,600 sq.m., and an underground parking lot on two levels with a total capacity of over 400 parking spaces.

The glass facade and the entrance door in the center of the building provide a large amount of architectural light on all office floors. The comfortable and functional areas have the latest acoustic ceilings, double floors, air conditioning through a three-pipe VRF system for heating and cooling, electric heating and ovectitel systems, the most important aluminum glass facade Schüco. The flow of people in the building is regulated by 10 loudspeakers from an intelligent traffic control system.

The application of the business case has fulfilled all the requirements of the “Class A“ standard, as well as the VREEAM system certification in the highest category. In addition to all the necessary comforts for the work of employees, the eleven floors of Sofia Tech One are equipped with a new generation microclimate management system with individual settings for individual offices and rooms. This enables the companies in it to reduce the released carbon (CO2) emissions into the atmosphere.

The owners of the building are Bulgarian businessmen Ivaylo Mutafchiev and Tseko Minev - majority shareholders in the largest locally owned bank in the country - First Investment Bank (PIB). After the completion of the Sofia Tech One building, it also became the new home of Fibank, where its head office has been housed for 2 years. The building also has free capacity to host more companies, which is quickly running out given the interest in it.

From 2022, the bank began to gradually switch to the supply of electricity from renewable sources. In this way, green electricity is used to cover 100% of the bank's electricity needs nationwide, thereby reducing the bank's carbon footprint from daily operations and preventing around 8,000 tons of carbon emissions.
