Up to 40% of housing transactions in Sofia are in the new construction segment

Nearly two-thirds of them were realized with a mortgage loan

Between 30% and 40% of the realized housing transactions in 2025 in Sofia were in the new construction segment. This also includes all "green" transactions that have not yet been recorded in the Registry Agency, analysts specify.

Last year, 226,513 purchases and sales were realized in Sofia, which is a growth of 6.5%. For the capital, the strongest period was the last quarter, when traditionally the most transactions are concluded.

„Today, transactions happen more slowly and with more questions from buyers. This is not a sign of cooling, but of maturity in the market. People compare projects, looking for certainty and real value, not just square footage," commented Krasimir Dzhambazov, sales director of a company specializing in the sale of new construction and comprehensive project management.

Increasingly, buyers make their decisions not only based on price and location, but also on the overall environment - what kind of community will be formed, who the neighbors will be and what kind of environment it is being built in.

Projects with compromises in infrastructure, concept or execution meet noticeably lower demand, regardless of price. On the other hand, there is increasing interest in well-planned buildings and complexes with a clear vision, high energy efficiency, quality common areas and a predictable living environment.

This change is also reflected in the deadlines for finalizing transactions, which according to market estimates in 2025 have been extended by about 15-25% compared to 2024 - a result of more inspections, more in-depth comparisons and more detailed analysis by buyers. In parallel, data shows that about 60-70% of new construction transactions in 2025 are financed with a mortgage loan, which indicates stable credit activity and high confidence in the segment.

„The difference between a good and a weak project is already clearly visible. The market is starting to filter itself - quality projects are being implemented, while the rest are being delayed or are falling out of buyers' focus“, adds Dzhambazov.

Bulgaria's accession to the eurozone on January 1, 2026, also had an impact on the behavior of some buyers in the second half of 2025, accelerating their decisions. However, according to experts, this effect is more psychological than structural, and does not imply a sharp price jump. The first observations from the beginning of 2026 show maintaining activity, which confirms that growth over the past year was not driven solely by expectations surrounding the introduction of the euro.

Over the next 12-18 months, the new construction market will remain active due to the prepared supply, but it will develop through a clearer selection of projects. Buyers will be willing to pay more, but only for projects that offer real quality, a good environment and long-term value.

„2026 will not be a year of euphoria, but of choice. Buyers will pay, but only when they see meaning and quality behind the price,“ summarizes Dzhambazov.
