In March 2025, housing prices in Tirana increased by 5-27% compared to the same period in 2024, according to a study published by “Monitor“ magazine. The increase in price is due to a number of factors, including demand from locals and expatriates, as well as the development of the city's infrastructure.
Among the main trends observed in the real estate market in Tirana are the increase in property prices in prestigious areas. In the former Blok district, one of the most expensive in the Albanian capital, prices reached 5,000 EUR/sq m. In the Paris Commune area, the value per square meter starts at 3,000 EUR, and on “Novi“ Blvd. - from 2700 EUR/sq m.
In the area of the Olympic Park and the artificial lake, where construction is at the excavation stage, the prices of "green" vary from 2400 to 2700 EUR/sq m. Within the Small Ring Road, the prices of new apartments remain stable at 2300 EUR/sq m.
In less prestigious areas, prices also recorded growth. In the Astir area, they increased from 1200-1300 EUR/sq m. m in 2024 to 1400 EUR/sq m. m in 2025. A similar growth was observed in the Fresco and Shkoza neighborhoods. In Paskukan, where the development of the infrastructure of the Large Ring Road stimulated demand, prices reached 1200 EUR/sq m. m, which is 14% more than last year.
There are four main factors that influence the price growth:
- Demand from the local population. The main buyers of housing in the new complexes are local residents working in the liberal professions. They buy real estate for personal use.
- Investments by emigrants. About 90% of property purchases by emigrants are made for investment purposes – for subsequent resale or rental. This creates additional demand in the market.
- Development of infrastructure. The construction and modernization of roads, such as the Great Ring Road, makes areas more attractive, which leads to higher property prices.
- Limited supply. In prestigious areas such as the former Bloc, the supply of luxury homes is limited, which also contributes to the rise in prices.
