In Sofia, the areas of Doctor's Monument (with an average price of 3,691 EUR/sq.m.) and the neighborhoods of Yavorov and Ivan Vazov (with prices slightly above 3,000 EUR/sq.m.) remain the most expensive. Immediately after them are Medical Academy, Izgrev and Iztok with average prices of residential properties of around 2770 EUR/sq.m. Obelya, Lyulin, Nadezhda, Levski are among the neighborhoods with the lowest prices in Sofia - ranging from 1,300 to 1,500 EUR/sq.m, according to the Bulgarian Properties agency.
The biggest increase in prices compared to the end of 2023 is in the neighborhoods of Vrabnitsa, Geo Milev, Ivan Vazov, Hladilnika, Zone B-5 and others - (+13%).
The smallest price change is for homes in Mladost, Poligona, Levski G, Gotse Delchev, Druzhba 2, Zaharna Fabrika (+3%).
New construction is the most preferred among buyers, and due to the limited supply in the segment, the tendency remains for the convergence of prices for ready-made homes and green sites.
