The boom around home acquisition in 2025 seems to be over and 2026 will be significantly calmer in terms of transactions. The latest data from the National Statistical Institute show that this year Bulgarians will buy fewer homes and will also refrain from renovating their properties.
The reasons for this are due to the general economic picture in the country. First of all, a decline of 0.8 points in consumer confidence compared to October 2025 was registered.
Another factor is the financial situation of households. Trends in cities and villages are different. In recent months, pessimism has decreased, and urban households are more negative than three months earlier. Forecasts for next year for both groups, however, remain more reserved.
The reason for the decline in housing consumption and construction and renovation activities also comes from the fact that the prices of goods and services are rising. The average price increase for apartments in 2025 is 17%, according to data from the largest real estate website imot.bg.
Of the large cities, the smallest increase is in Burgas – 14%. It is followed by Plovdiv – 15.7% and Varna – nearly 19%.
The three main reasons for the price increase were the country's entry into the eurozone, despite the fact that offer prices have always been announced in euros, limited supply and, last but not least, the increase in the cost of construction and renovation activities.
Official data on the increase in the cost of construction materials has not yet been published, but according to preliminary data, the cost of building a home has increased between 15% and 18% for 2025.
