On May 14, 2025, the fifth edition of the International Conference on Industrial and Warehouse Properties, organized by the BGSKLAD platform, will be held at Inter Expo Center – Sofia. The event comes at a strategic moment – when Bulgaria is already part of Schengen by land, the euro is knocking on the door, and global logistics and industry are reorienting towards Europe. It is in this context that the conference focuses not only on changes, but also on decisions and actions.
“The goal this year is higher than ever – to show that Bulgaria not only has a place on the industrial map of Europe, but is a key node in the new logistics chains. This is no longer just a meeting, but a practical navigation for business“, says Simeon Mitev, founder of BGSKLAD.
“The Industrial Property Market in Europe“
This is the panel that will kick off the discussion. It will focus on the comparative analysis between markets such as Romania, Turkey, Greece and Serbia. Topics such as logistics corridors, access to labor, incentives for industry and rent dynamics will be discussed. Participants include leading figures such as Nikos Manomenidis (Greece), Corina Sandulescu (Romania), Vladan Stojanovic (Serbia) and Hakan Bek (Turkey). The panel is moderated by Vladimir Gurdzhiev from Lion's Head Group.
„This panel will give a clear idea of where Bulgaria is on the regional map and what it can still improve to be a real competitor in markets like Romania”, explains Mitev.
„The market through the eyes of BGSKLAD“
This is the next panel, in which BGSKLAD consultants will tell you what is happening in Sofia, Plovdiv, Varna, Stara Zagora and over 15 other Bulgarian cities. What is being sought, what is missing, how rents are moving and where there is interest from foreign companies. All these questions will be answered by Iva Baldzhieva, Atanas Laskov, Toni Tanev, Violeta Racheva and Mihaela Lesova. The panel will outline the real picture in the country, based on transactions and daily work with clients.
„Equipment, Technology, Analytics and Services: Key Drivers of the Industrial Market“
The third panel will focus on how value is created in industrial real estate – beyond concrete. (New automation technologies, sensors, green solutions, as well as what modern tenants are looking for in terms of functionality will be discussed. Strong participants such as Ivo Tringov (Cordeel), Gancho Ganev, Tsenka Bozhilova (MRICS), arch. Vladislav Dechev and Vladi Velikov will share real practices.
“This is a panel for people who design, build, manage – and want efficiency, not just square meters”, adds Mitev.
„The dynamics of warehouse space in Europe: Opportunities and challenges after Bulgaria and Romania's entry into Schengen “
The final panel is the most strategic. It will analyze why Romania often overtakes Bulgaria, what mechanisms it uses, what are foreign expectations and what can be done to catch up. Top experts participating: Daniela Boycheva (CTP), Miroslava Alexandrova (East Ring), Vladimir Gurdzhiev (BPD), Georgi Kirov (Colliers), Dimitar Hristov (CBRE SEE), Zhoro Angelov (Forton), Emil Yankov (TIZ), as well as the expected Angel Tanev (NKIZ).
This is a panel about the future – about whether we will be part of the new industrial waves or watch them from the sidelines.
