The housing market in Burgas continues to develop at a rapid pace. Even entering the city, you can come across the construction of many large residential buildings. Currently, most are at the rough construction stage. The rapid construction is a result of high demand for both living and investment purposes, analysts report. This, in turn, explains the increase in housing prices over the past year.
The emphasis continues to be on 2-room apartments. There, the increase in price is more noticeable compared to three-room apartments. The increase ranges between 12% and 25%, according to data from the largest real estate website imot.bg. The highest price increase for 2-room apartments is in Slaveykov and Izgrev, 25% and 22% respectively. Properties in Zornitsa and Sarafovo are being offered at a 21% higher price at the beginning of 2026 compared to the beginning of 2025. There are several reasons for the higher price increase - good infrastructure and proximity to the center of the seaside town. There are also many offers for apartments from the primary market.
In the center of Burgas, the supply is very limited. There are just over 50 properties on offer. This is also the reason why there has been no change in the average asking price of just over EUR 2,000 over the past 12 months. There has also been a decrease in prices in parts of Meden Rudnik – between 1% and 6%.
For 3-room apartments, the price increase is highly segmented. It depends largely on the level of development of new construction. Two groups of neighborhoods can be identified in terms of the growth in the price per square meter of residential area. One is Zornitsa, Kraimorie and parts of Meden Rudnik, where the increase over the past year was between 4% and 7%. In six neighborhoods, including the center and its neighboring neighborhoods such as Bratya Miladinovi and Vazrazhdane, the increase was between 10% and 20%. Only in Izgrev did the price increase reach 26%.
In 2025, the focus of the housing market in Burgas was on 2-room apartments. Their demand was mainly from young families for personal use. A significant number were looking for 2-room apartments for investment purposes. However, they were heading to areas such as Lazur, Svoboda and the center, which, thanks to their proximity to the seashore, are profitable for short-term rental.

For 3-bedrooms, the psychological threshold of 2,500 EUR/sq m in the central areas seems fully achievable even under a conservative 5% scenario. Demand will remain focused on quality homes in attractive neighborhoods, while smaller properties located on the outskirts of the city may show more modest growth.
