Traditionally, the last quarter of 2024 was the strongest in concluding real estate transactions. For the period October-December, 10,441 transactions were realized in Sofia, according to data from the Registry Agency. For comparison, for the previous quarter, their number was 7,879. The increase within one quarter is 32%.
The same trend is observed in other large cities. For the last three months of the past year, 60,429 transactions with apartments and houses were realized throughout the country, or by over 11% compared to the third quarter. Of these, 23,760 transactions were carried out in Sofia, Plovdiv, Varna, Burgas, Ruse and Stara Zagora.
The registration of an increase in transactions not only in large cities, but also in smaller settlements, is proof that there is interest not only in housing, but also in rural and holiday properties. This type of purchase is seen not only as a second home but also as a way to preserve savings and protect them from inflation, analysts comment.
The trend towards growth in purchases of holiday properties and rural houses began during the pandemic caused by coronavirus. After its end, a decline and a return to the city were reported, but interest still remains higher than in the pre-pandemic years. Also, property outside of major cities is an excellent investment for people with remote work, even for those who have acquired it with a mortgage loan, experts add.
