Prices in Sofia per square meter start at 1600-1700 EUR and can reach 3000 EUR, analysts recall. The wide price range proves the strong segmentation of the market and a shortage of housing in some areas. It is especially strong in the central part of the city.
Yet analysts are of the opinion that, against the background of European prices, housing in our country is not so expensive. Munich, Paris and Zurich hold the championship in terms of the highest prices. In the Bavarian capital, the average price per square meter is nearly 10,000 EUR, and in the French capital - 12,000 EUR. In the Swiss city, it already reaches 25,000 EUR. From this point on, prices in the Bulgarian capital are quite affordable, analysts comment.
Clients are now willing to pay even a little more than what the seller asks, as long as the home is completely ready for use. The reason is that they do not want to deal with craftsmen.
Regarding the housing market in 2025, intermediaries predict a price increase of 7-8%.
