Sales of country houses in Serbia have returned to pre-pandemic levels after a period of strong growth during coronavirus-related restrictions, according to data from the Republican Geodetic Service (RGZ).
In the first half of 2025, 79% of transactions were for houses with land, while the remaining 21% were for villas with additional amenities.
The price range on the market remains extremely wide - from a modest 1,000 euros to a record 300,000 euros for luxury properties in prestigious locations such as Sremska Kamenica near Novi Sad. At the same time, experts note the continued steady demand for houses in popular tourist areas: Kosmae, Fruška Gora, Tara, Kopaonik and Zlatibor.
Alexandra Mihajlović, a representative of the 4zida classifieds service, notes that rural properties are viewed by buyers primarily as a place for seasonal recreation, rather than permanent residence. This is confirmed by the fact that users most often sort offers by the lowest price. The greatest interest in such properties traditionally occurs in the spring months and on the eve of the New Year holidays.
The Vojvodina region is particularly popular, accounting for half of all transactions with rural houses. Prices here range from 27,000 EUR for a modest house in Elemir to 250,000 EUR for luxury properties in Orlovat with large plots and additional buildings.
The current market situation is characterized by some stagnation caused by high inflation and rising interest rates on loans. This is especially noticeable in the segment of expensive properties and houses requiring large-scale reconstruction.
The pricing policy depends mainly on the location. In less prestigious areas, the price per square meter can fall below 1,000 EUR, while in tourist centers and elite villages this figure exceeds 800-1,000 EUR/sq.m. Houses near natural landmarks - Zlatibor, Kopaonik, Divčibare, Tara, as well as near the lakes Palić and Srebrno Ezero - are particularly in demand.
As experts note, the most popular locations continue to be those that combine proximity to large cities with natural beauty. In the vicinity of Belgrade, these are Kosmaj, Čortanovac, Grotska and Sopot, and near Novi Sad - Sremska Kamenica, Kamenjare, Futog and Beška. These areas offer an optimal balance between accessibility and unity with nature, remaining in demand among buyers of suburban real estate.
