Rent prices in several regions of Ukraine are rising due to the shift of the front line to the west and men moving to larger cities in the hope of avoiding military service, the Ukrainian publication "Strana" reported.
According to the former head of the Association of Real Estate Specialists Yuriy Pita, apartment prices in Kiev have increased by approximately 10%. Ukrainian real estate platform DIM ria recorded a 12% annual increase in rental prices in the capital. A similar situation is observed in almost the entire country, except for the front-line regions. For example, in Lviv region, rental prices have increased by 6%, in Zakarpattia region by 16%, in Vinnytsia region by 12%, and in Zhytomyr region by 28%. Prices are rising due to increased demand for rental apartments.
As the publication "Strana" points out, the demand is mainly due to the growing number of displaced persons due to the shift of the front line to the west. Migration has intensified, with residents of the country moving to larger cities in search of work. In addition, it is believed that it is easier to hide from mobilization in large cities than in smaller ones, which also encourages families with male partners to move there. There is already a shortage of apartments for rent in a number of cities.
According to DIM ria's analysis, the ratio of ads to responses in the capital is 1 to 10, and in the Chernivtsi region - 1 to 72. The situation may become even more complicated, as the government is working on a bill to legalize the rental housing market. Citizens will be forced to pay taxes on rental housing. This requirement still exists, but almost no landlord complies with it.
„If they really start tightening measures, rent may increase even more - at least by the amount of the tax. But it may also happen that many owners decide to hide, at least initially, and stop renting out their properties. In this case, the shortage of apartments for rent is inevitable and as a result, even higher prices," says Kiev broker Irina Luhanina.
