More expensive and more 2-room apartments are being rented near the Sofia metro stations. This is the balance for the last 3 months, according to data from the largest real estate website imot.bg.
The main reason for the rental levels of apartments located near the metro is that the supply of newly built and well-furnished apartments has increased recently. We observe such at the Lyulin metro station, where a new residential building was put into operation. There is also more supply around the metro stations Obelya, Vardar, Nadezhda, IEC (near Druzhba), Druzhba, where the construction of two huge residential buildings was recently completed, and Vitosha.
At the moment, the largest selection is in the area of the European Union metro station. Over the last 3 months, the offers there have increased from 60 to 84. The situation is identical around the Lyulin and Vardar stations. There are only a few offers in the area of the Fr. Joliot-Curie, Gorna Banya, NBU and Teatralna stations.
In terms of rental levels, the most expensive are around the Fr. Joliot-Curie station - 800 EUR monthly rent, James Boucher - 750 EUR, European Union and Vitosha, respectively 735 EUR and 731 EUR, Medical University - 706 EUR and Business Park - 698 EUR.
The most affordable are 2-room apartments near the metro stations Ovcha Kupel II - 393 EUR, Gorna Banya - 465 EUR, Lyulin - 477 EUR and Slivnitsa 480 EUR.
There is a tendency for increasing rental levels for 2-room apartments around the metro stations Mizia, Ovcha Kupel and Gorna Banya, where intensive construction has been observed in recent years.
In the center, rents will remain high not only due to the location, but also due to the shortage of such apartments as a result of their short-term rental.
Almost immediately and at good rates, apartments located near stations such as Business Park and Mladost are rented, where there are many office buildings and the interest in rentals is from employees working in IT and outsourcing companies.
