The difference between the listed prices and the actual sales prices in major German cities is up to 10%. The more the market recovers, the more this percentage decreases.

Since the beginning of the crisis on the German market in 2022, the time for negotiations between sellers and buyers has increased, according to an analysis by the specialized websites ImmoScout24 and Sprengnetter. Over the past 3 years, buyers have managed to negotiate discounts of over 12% of the asking price. However, this phase of sharp price reductions is coming to an end. The time for negotiations is shrinking in seven out of eight major cities. The highest discounts are offered in Hamburg, where the difference between the asking and final price was 10% at the end of August. However, this figure has fallen by almost 2.5% compared to May.

In Cologne, the average discount is 9%, but the maximum was reached in June 2025, which provides favorable conditions for potential buyers. Buyers in Leipzig can expect the smallest discounts – 3.6%.

After 2 years of decline, the German market returned to slight growth in early 2024. However, the dynamics to date are moderate and even the shortage of supply prevents prices from rising faster due to buyer uncertainty.
