The real estate market in neighboring Serbia demonstrated stable price growth in the fourth quarter of 2025, according to the Apartment Price Index (ARPI), which reached 187.56. On an annual basis, compared to 2024, apartment prices in Serbia increased by 6%.
Interestingly, the dynamics of price growth were practically identical for both the secondary and primary markets: prices in “old buildings“ increased by 6.04% over the past year, while in “new buildings“ recorded a growth of 5.92%.
Sales
The market also showed significant growth in monetary terms. The number of concluded contracts for the purchase and sale of apartments amounted to 11,741, which is a slight increase of 0.5% compared to the previous year. However, the total value of transactions reached EUR 1.131 billion, which demonstrates a significant increase of 11.4% year-on-year. This difference between the minimal increase in the number of transactions and the significant increase in their total value confirms the high price inflation in the housing market.
Price dynamics by region
Regional market dynamics were uneven. In terms of price growth, the highest annual rate (6.55%) was recorded in the Belgrade Region, followed by Vojvodina (6.26%), Southern and Eastern Serbia (5.49%) and Šumadija and Western Serbia (4.62%).
