A strong decline of 17% in property transactions was reported in the first two months of the current year compared to the same period in 2025, according to data from the Registry Agency. To some extent, this is not surprising, since the market last year passed under the shadow of the introduction of the euro.

More surprising is the fact that we have not yet witnessed a decline in prices, based on the decreased number of transactions. According to analysts, it is still too early to see the impact of the smaller number of transactions on the offer prices in the transactions. However, a decline of between 5% and 10% in the offer prices during the negotiation period has been observed.

Data from the Registry Agency show the strongest decline in land transactions. Traditionally, these account for half of all transactions. Here the decrease is 18%. Next are those with apartments and houses, where the decrease is 18% and 13% respectively.

Sofia - the largest market for the real estate sector, reports a 17% drop in the number of properties traded. The main factor is the smaller number of transactions with land properties. In the case of apartments, the decrease is 15%.

The picture is similar in the two large seaside cities. In Varna and Burgas, the decrease is 22%. Only in Plovdiv does market activity remain close to that of last year.

However, the cooling of the market is not uniform across the country. The data shows that in some smaller cities there is an increase in transactions.
