Greece is taking serious measures to limit short-term rentals housing for rent. The fine can reach EUR 40,000. The measure may also affect Bulgarians who have properties in our southern neighbor and rent them out during the summer months.
From the beginning of 2025, the registration of properties for short-term rental in the territory of Athens is prohibited. The same applies to properties on the islands.
The main objective of the measure is to increase the supply of properties for long-term rental. The larger supply will lead on the one hand to greater choice for Greeks when looking for a home and on the other hand – to lower prices as a result of increased supply, local analysts comment.
Property owners who rent them out for at least 3 years will have a tax discount.
Reduced conditions are also provided for the repair of homes that have not been rented out to date.
The changes in the law affect all owners – both Greeks and foreigners.
