“The demand for the purchase of garages in January-June 2025 increased by 18% compared to the first half of last year, for rent - by 43%. Brick garages were most often considered for purchase and rent - their share of the total demand was 55% in the sales segment and 52% in the rental segment. “Reinforced concrete garages were of interest in 36% and 30% of cases, respectively,”, he said.
The supply of garages available for purchase increased by 20% year-on-year in the first six months, while those available for rent increased by 46%. On average, a garage in Russia can be purchased for 6,600 EUR (316 EUR/sq m), and rented for 80 EUR per month (3.7 EUR/sq m).
According to the expert, the number of advertisements for the sale of parking spaces increased by 10% in the first six months of this year, and for rent - by 37%. Interest in purchasing such properties has decreased by 7%, while renting has become more popular by 6%. The most active dynamics of demand is observed for parking spaces in underground parking lots - the shares of demand are 72% in the sales segment and 67% in the rental segment. Multi-storey car parks account for a third of demand in both segments. An average parking space in the Russian Federation can be purchased for 15,000 EUR (750 EUR/sq. m). The average rental price for a parking space is 86 EUR per month (or 5.60 EUR/sq. m).
On January 1, 2017, Federal Law No. 315 came into force in the Russian Federation, according to which parking spaces received the status of objects of civil rights, becoming full-fledged real estate objects.

The seller can also be checked on the website of the local court and the Federal Bailiffs Service (FSSP). The property or the land under it should not have any encumbrances or liens. If the property is located on the territory of a garage-construction cooperative (GCC), a certificate from the chairman of the association is required. mandatory.
„To assess the legal purity of the property, it is important to clarify whether the rights to the land are registered. If the land under the garage belongs to the state, the cooperative must have a lease agreement. Illegal unauthorized construction cannot be registered as property. You should check with local authorities whether there are any plans to demolish the GSK or seize the land for state needs,“ she added.
Cooperative garages are among the most common. But often, for example in Moscow, the GSK actually turns out to be an ordinary open parking lot and all the garages on it are built without permission, it will not be possible to register the ownership of such garages and there is a possibility of their demolition in the near future. The owner of a garage in the GSK must have documents on ownership of the garage and supporting documents.
"The cheapest garages - metal „shells“ without a foundation - they are usually located on municipal land, it is unlikely that you will be able to register ownership of such a garage and it can be demolished at any time by local authorities", the lawyer added.
Another option is spaces in underground or adjacent parking lots in residential complexes. They are registered as part of the common property of the house or parking spaces, and the more convenient the location, the higher the purchase price, as well as the cost of monthly housing and communal services. But the common property of the house cannot be sold separately - the buyer acquires only a share of the property. Such objects must have convenient access and a safe environment, the dimensions inside must be at least 1.5 m larger than the dimensions of the car on all sides, inside - a switchboard, an electricity meter and grounding.
From 2021 to September 2026, a law on garage amnesty is in force in the Russian Federation, within the framework of which it is possible to legalize in a simplified manner not only garages built before December 2004, but also the land under them. To do this, the object must be recognized as capital (has a foundation and walls) and be registered in the cadastre. The terms of the amnesty do not include "shells", buildings built after 2004, illegal buildings and those subject to demolition, as well as parking spaces and parking lots.
